Listings live on the portal, not on your site
The portal owns the traffic, the enquiry and the relationship, and shows your listing next to five competitors. A listing page of your own is the one asset that is entirely yours.
Websites for real estate agents
Custom websites for real estate agents, built around the two people who matter: a buyer who has just found the house, and a seller deciding which agent to trust with it.
Ridgeline Estates is a KustomSite design concept for the high-end real estate category. It is not a client project and the business is fictional.

The moment they land
What costs you jobs
The portal owns the traffic, the enquiry and the relationship, and shows your listing next to five competitors. A listing page of your own is the one asset that is entirely yours.
Thumbnails in a carousel, a table of specifications and a form. Nothing about the property that made you want to list it. The forward is the whole mechanic and most listing pages kill it.
The seller is the more valuable visitor and usually gets a paragraph on an About page. What they want is evidence of how you present a house, which the listings themselves are.
A generic contact form means the reply starts with "which property were you asking about", which is a wasted exchange in a market where hours matter.
What gets built instead
Large photography, the story of the house, the practical details below it, and a share that produces something worth sending. Built to be the link someone pastes into a message.
The form knows which property it is on, so the first reply is about the house rather than about which house.
Price, beds, baths, area and status marked up so the page can appear as a rich result rather than as a blue link.
The argument to a seller is the listings themselves. The seller page routes through them rather than describing them.
Fair questions
And keeps them. The portal is a channel worth using; it is a bad place to be your only presence, because you cannot control how your listing is framed or who it is shown beside.
It provides the same website it provides to everyone in the brokerage, with your photograph in the corner. For winning a listing against two other agents, that is the weakest possible position.
Sold listings are the seller argument. They stay, clearly marked as sold, and they are what a homeowner reads when deciding who to call.
Asked often
Yes, and that is the core of it. One property per page, full-bleed photography, structured data so it can appear as a rich result, and an enquiry form that already knows which house it is on.
It stays, marked clearly as sold. Sold listings are the strongest evidence a prospective seller can read, so removing them throws away the most valuable content on the site.
That depends entirely on your board and its feed rules, and it is a question to answer before the build rather than during it. Where a feed is not available or not permitted, listings are entered directly.
4 parts, and the trade is already answered when you arrive from here. Nothing is charged and nothing starts until you say so.
